Last month marked 10 years since I became a REALTOR® in Fort McMurray.
It is a milestone I am incredibly proud of, but more than anything, it has made me reflect on the people who helped me build this career. Every client who trusted me, referred me, called me again, or allowed me to be part of an important chapter in their life has contributed to where I am today.
Real estate has changed considerably since I began in 2016. The market has moved through uncertainty, recovery, changing inventory levels, rising construction costs and shifting buyer expectations. Technology has also changed how people search for homes and how we market them.
What has not changed is the responsibility that comes with helping someone buy or sell a property. Ten years later, I take that responsibility just as seriously as I did at the beginning.
Building a Career in a New Community
I am originally from Victoria, BC. I moved to rural Wood Buffalo at the end of 2014 and then to Anzac in early 2015. I arrived without family or knowing anyone in the area and without an established network.
When I became licensed in 2016, I built my business from the ground up. That experience shaped the way I work today.
Many of my earliest clients were first-time buyers, families relocating to Fort McMurray and sellers who needed more than someone to put their home on the market. They needed clear advice, consistent communication and someone willing to guide them through every part of the process.
That is still the kind of REALTOR® I want to be.
Ten Years With Coldwell Banker United
I knew early in my career that I wanted to work with Coldwell Banker United. The brokerage has always been an integral part of the Fort McMurray community, and that played a major role in my decision to become part of the Coldwell Banker United family.
Over the past 10 years, I have seen that commitment extend far beyond putting a logo on local sponsorships. I have also been fortunate to work under the strong and steady leadership of our broker, Colin Hartigan, and alongside agents with decades of experience who willingly share their knowledge and support one another.

Residential, Rural and Commercial Real Estate
Residential real estate remains the main focus of my business. It is where I spend most of my time and where I have built the majority of my client relationships.
My experience living in rural Wood Buffalo and Anzac has also given me practical knowledge of rural properties. These transactions can involve considerations that do not typically arise with an urban home, including wells, septic systems, access roads, zoning and different financing requirements.
Rural properties make up a smaller portion of the local market simply because fewer of them are available at any given time. However, when a rural or land opportunity comes up, experience with those details matters.
In 2020, I also completed my commercial real estate licensing. Commercial real estate requires a different way of evaluating a property, with greater attention paid to factors such as zoning, cash flow, permitted use and long-term value.
I genuinely enjoy that side of the business. It has expanded the way I look at property and strengthened the analytical skills I bring to my residential clients as well.
The Importance of Knowing the Market
One of the most valuable lessons I have learned is that good advice must be based on current information.
I study the Fort McMurray real estate market every day. I look beyond the overall sales numbers to understand what is happening within individual neighbourhoods, property types and price ranges.
A detached home in Timberlea is not moving in the same market as a downtown condominium, an acreage in Saprae Creek or a commercial property. Each one requires its own analysis.
This work helps me give sellers realistic pricing advice and helps buyers recognize value when the right opportunity becomes available. I also believe this information should be accessible, which is why I regularly update my website with Fort McMurray real estate statistics and information about what homes in your neighbourhood have sold for.
The numbers do not make decisions for my clients, but they allow us to make those decisions with greater clarity.
Honest Advice Still Matters Most
Markets change. Marketing changes. The tools available to REALTORS® change.
Honest communication should not.
My clients will always receive my genuine opinion, even when it is not necessarily the answer they expected. That may mean recommending a different list price, pointing out concerns with a property or advising someone that the timing is not right.
My role is not to pressure people into making a decision. It is to make sure they understand their options, the risks involved and what the current market is telling us.
Whether someone begins with my buyer’s guide, reviews my seller’s guide or contacts me directly, I want them to feel informed from the beginning.
What the Next 10 Years Look Like
I do not see this anniversary as a finish line.
I want to continue improving the information and service I provide to Fort McMurray buyers and sellers. That includes sharing more local market data, creating better resources and maintaining strong relationships with the lenders, inspectors, lawyers and other professionals who help bring a transaction together.
Most importantly, I want to continue earning my clients’ trust.
