When Is the Best Time to Sell a House in Fort McMurray? 2026 Data and My Straight Answer

Quick answer: The best time to sell a house in Fort McMurray is when you're ready. Our market does have a busier stretch, and in 2026 sales peaked in June and July. But homes sold every single month this year, and some of the quietest months had the least competition for sellers. Your timing, your finances, and your next move matter more than the calendar.

I get asked this all the time, and I get why. Everyone's heard "list in spring." So let's look at what actually happened in Fort McMurray this year, season by season, and then figure out if you're ready.


What the 2026 Data Says About Selling in Fort McMurray

The number most people miss

Look at the sales-to-new-listings ratio. It tells you how many homes sold compared to how many new ones hit the market. Higher means less competition for sellers.

  • May had the most new listings of the year (222) and the lowest ratio of the spring and summer (61%). More sellers listed then, so buyers had more to pick from.

  • July hit 90%, the tightest month of the year, with only 2.38 months of supply.

  • February came in at 75%. That beat both April and May.

So "everyone lists in spring" is true. That's also exactly why spring isn't automatically your best shot.

Why the average price jumps around

May's average was $432,213. September's was $347,335. Did homes lose $85,000 in value over the summer? No. Monthly averages swing based on what sold. A month with more detached homes pulls the average up, and a month with more condos pulls it down. In September, prices were basically flat year over year, and year-to-date they're up 3%.

Bottom line: don't pick your listing date based on one month's average price. If you want to know what your home's worth, look at your home. You can request a free home evaluation or see what your neighbour sold for.


Selling in Fort McMurray, Season by Season

Every season has an upside. Here's what each one looks like for a seller here.

Winter (January to February)

  • Fewer homes competing with yours. January and February each had 120 new listings, the fewest of the year.

  • February's 75% ratio was stronger than most of spring.

  • January is the slowest month for sales, so pricing it right from day one matters more.

  • Our winters are bright and sunny, and our roads are cleared. Buyers still get out and look.

Spring (March to May)

  • Buyer activity builds every month, from 101 sales in March to 135 in May.

  • It's also when the most sellers list. In May, that meant 222 new listings.

  • Great if your home stands out. If it looks like five others on the street, you'll need sharp pricing and great presentation.

Summer (June to August)

  • Sales peaked here: 145 in June and 144 in July.

  • July was the tightest month of 2026 for inventory.

Fall (September to December)

  • Steady, focused buyers. September had 102 sales.

  • Inventory was down 23% from last year in September, so there's less competition than in 2025.

  • Lots of buyers want to be settled before the holidays.

My Take: It's Not a Season. It's When You're Ready.

Here's what I tell people. The market doesn't know your life. It doesn't know you just got a job offer in Calgary, or that the baby's room is now the office, or that the kids moved out and you're heating four bedrooms for two people.

"Did I miss the best time to sell?"

I've sat down with a lot of sellers this year who were worried they'd missed it. The busy season came and went, and they figured their window had closed.

Here's what I told every one of them: you didn't miss it.

This year, inventory has stayed low and steady. Every month of 2026 so far, inventory has been down 20% to 25% from the year before. There just hasn't been a stretch where things really slowed down for sellers. My read is that this keeps going while inventory stays low. When buyers don't have a lot to choose from, a well-prepared home stands out in any month.

What makes the difference: a real marketing plan

The month matters less than how you go to market. Here's the plan I walk my sellers through:

  • Present your home as well as it possibly can. First impressions happen online now.

  • Complete a pre-listing home inspection. No surprises for you or the buyer. My professional network has inspectors I trust.

  • Do the minor fixes. The small stuff buyers notice right away.

  • Declutter. Less stuff, more space, better photos.

  • Make it look so good. Clean, bright and photo-ready.

  • Price it right for this market. In some cases, that still means pricing to reflect where the market is today, not where we wish it was.

  • Give yourself prep time. Most sellers need a few weeks to get repairs, decluttering and photos done.
