Where Is Gregoire in Fort McMurray?

Gregoire sits on the south side of Fort McMurray, just east of Highway 63 and next to the Gregoire commercial and industrial park. For commuters, the location is the main draw.

  • Highway 63 is right at the edge of the neighbourhood.

  • The airport is a quick drive via Highway 69.

  • Highway 881 is close by, which helps if you work south of town or head to Anzac.

  • The industrial park is next door, so some residents can get to work in minutes.

If you work shifts, fly in and out, or drive to site, you'll save time every week living here.


Gregoire Real Estate Market 2026: The Numbers

These figures are Gregoire MLS® activity from January 1 to September 16, 2026. I left out one sale on a very old mobile home on a rented lot. It sold far below the rest of the market and would skew the picture.

What this tells you: Gregoire sellers are getting close to asking, but homes are taking about six weeks to sell, and there are 30 active listings right now. Buyers have choice. You can take the time to compare, inspect and negotiate.

Mobile home sales this year have ranged from about $54,000 to $350,000. That spread comes down to age, size, updates and the lot. Condo sales have ranged from $75,000 to $127,500.

Housing in Gregoire: Mobile Homes and Condos

Gregoire has two property types, and each works a little differently.

Mobile Homes on Bare Land Condo Lots

Almost every mobile home in Gregoire sits on a bare land condominium lot. You own the home and you hold title to the land it sits on. You also pay a monthly condo fee.

In Gregoire Park, that fee covers things most homeowners pay for separately:

  • Snow removal

  • Garbage removal

  • Water and sewer

Compare the fee to what you'd pay for those services on your own, and to your mortgage payment. The total monthly cost is often lower than people expect.

Watch for rented lots. A few mobile homes in Gregoire sit on land the owner doesn't own. On those, you pay a lot fee, and it's higher than a typical condo fee. The purchase price may look like a bargain, but your ongoing costs and your financing options change. Always ask whether the lot is titled or rented before you write an offer.

Gregoire has three condo buildings on Gregoire Drive with one and two bedroom units. Depending on the unit, you'll get above-ground or underground parking. Underground parking is a big plus in a Fort McMurray winter.

Shopping and Dining

You don't have to leave the south side for everyday errands. The Gregoire commercial area has grocery stores, restaurants, fast food, gas stations, bars and liquor stores, and automotive services.

Outdoor Recreation

This is where Gregoire really shines. You get:

  • Walking trails and parks in the neighbourhood

  • ATV trails close to home

  • Quick access to the McMurray Sno-Drifters trail system, with a staging area near Highway 881

Greely Road School is right in the neighbourhood on Greely Road. It's part of Fort McMurray Public Schools. Other public, Catholic and francophone schools serve the south side, so confirm boundaries with each school district, since they can change.
