The Fort McMurray Condo Market in 2026: Tighter Than Most People Think

The Fort McMurray Condo Market in 2026: Tighter Than Most People Think

If you've been watching the Fort McMurray condo market in 2026 and waiting for more choice, here's the reality: there's less to choose from than at any point this year. Apartment-style condo inventory dropped to 36 units in September, down 45% from a year ago.

That's the tightest supply of any property type in town. If you're a first-time buyer or an investor eyeing a condo, it changes how you should shop.

What this tells you:

  • Prices are up every month vs. last year, between 6% and 8%.

  • Inventory has dropped every month since June, from 66 to 36.

  • New listings fell 39% year over year in September. Fewer owners are selling, so fewer units are coming up.

  • Months of supply was 1.57 in September, compared to 3.86 for detached homes. Lower supply usually means less room to negotiate.

What This Means for Condo Buyers

With fewer units on the market, the good ones don't wait around. Here's how to put yourself in a strong spot:

  • Get pre-approved before you start looking. It tells you exactly where your budget lands. My mortgage calculator is a good place to start, and my professional network has local brokers I trust.

  • Set up a search so you see new listings fast. You can search Fort McMurray condos here.

  • Know your must-haves. Parking, in-suite laundry, pet rules and what the fees cover. Decide ahead of time so you can move quickly.

  • Don't skip the condo documents. In a tight market it's tempting to rush. A strong offer could still include time to review the paperwork.

What to Look for in Condo Documents

The building matters as much as the unit. Before you firm up, here's what I go through with my buyers:

Reserve fund study and plan

In Alberta, condo corporations need a reserve fund study at least every five years, looking 30 years ahead. The study shows what big repairs are coming and whether there's money set aside for them.

Condo fees and what they cover

Fees vary a lot between buildings. Some cover heat, water, sewer, garbage and snow removal. Others cover much less. Compare buildings on what you'll actually pay each month, not just the fee.

Bylaws

Check the rules on pets, rentals and renovations. If you're buying to rent it out, read the rental rules before you write an offer.

Meeting minutes and special assessments

Minutes from recent meetings show what the board is talking about. Look for upcoming projects, special assessments or ongoing issues.

Get a professional review

Condo documents can run hundreds of pages, and the details matter. A professional condo document review can spot underfunded reserves, upcoming special assessments or bylaw issues you might miss. Your lawyer can also walk you through what you're signing before you firm up. Need a name? My professional network lists the local pros I trust and recommend to my own clients.

Alberta's Condominium Property Act sets out the rules condo corporations follow.

Is a Fort McMurray Condo a Good Investment in 2026?

It depends on the building, the price and your plan. Here's what the numbers show:

  • Entry price is low. At an average of $137,652 in September, condos are the most affordable way into the Fort McMurray market.

  • Prices are trending up year over year, 6% to 8% every month from June to September.

  • Supply is tight, which has supported pricing.

What to weigh: condo fees eat into rental income, and the building's financial health matters. Run the numbers on rent, fees, taxes and your mortgage payment before you commit. If the math works, a condo could be a solid first investment property.

Condo vs. Townhouse: Which Fits You?

Many Fort McMurray townhouses are condo-titled too, so the same document review applies. In September, row and townhouse homes averaged $243,959, up 23%, with 2.18 months of supply.

A townhouse often gets you more space and a bit of yard for more money. A condo apartment gets you a lower entry price and less upkeep. Browse both on my condos page and townhomes page.

Thinking of Selling Your Condo?

Low inventory works in your favour. With only 36 apartment units on the market in September, buyers have fewer options. That could help you get a strong result if your unit is priced right and shows well.
