For years, there has been a common belief in Fort McMurray that the summer real estate market slows down, that buyers disappear, and listings stall until the fall. As someone who lives and breathes this market, I’ve always questioned that idea. And after digging into the data from the past few summers, I can confidently say: that perception doesn’t hold up.

Here’s a look at the residential property sales volume in Fort McMurray over the summer months from 2022-2024:

What we’re seeing is a pattern of consistently strong activity, especially in the months of June and July. Even August, often perceived as a “dead zone” for real estate had over 100 sales last year! These numbers suggest that summer is not only active, but in some years, outperforming other seasons. (Sales data from the Alberta Real Estate Association)

2025 Market Update So Far

As of now, year-to-date residential sales in Fort McMurray are up 11.85% compared to this time last year (Jan 1 – May 31 2024 = 481 homes sold, Jan 1 – May 31, 2025 = 538 homes sold). That’s a significant increase, and it points to continued buyer confidence as we move into the summer months.

This kind of growth doesn’t happen in a market that’s “on hold.” It happens when demand is real, inventory remains competitive, and both buyers and sellers are motivated.

So, Is Summer a Good Time to Sell in Fort McMurray?

Absolutely! In many cases, it’s one of the most strategic times to list.

Buyers are still actively looking. Relocations due to employment, current homeowners upsizing or downsizing, and new contracts tend to peak during summer. Families often prefer to move between school years. And let’s not forget the obvious advantage: homes show beautifully in summer. Landscaped yards, natural light, and longer showing windows all work in your favor.

As a dedicated REALTOR® in Fort McMurray, I make it a priority to provide monthly market updates so you can stay informed about real estate trends. However, this month, I decided to zoom out and take a macro look at the past decade’s data, and what I found was fascinating.

The trends over the last ten years tell a compelling story of how our market has shifted. Here’s a look at some key data (data source Pillar 9):

What the Data Reveals

  • Declining Inventory:
    Over the past decade, inventory has steadily declined. In 2015, the average monthly inventory was 957 homes. By 2024, that number had dropped to 474 homes—a reduction of more than 50%. The only comparable dip occurred during the pandemic-driven market in 2021.

  • Sales Volume Resilience:
    Despite fluctuating inventory, sales volume has shown remarkable resilience. Sales in 2024 reached 1,220 units, surpassing 2015 levels. This suggests strong buyer demand despite tighter supply.

  • Price Growth:
    Notably, 2024 is one of the few years, outside of the 2021 pandemic bubble, where the average home price increased. This indicates a shift in market dynamics, favoring sellers as demand outpaces supply.

Fort McMurray Monthly Statistics August 2024

Sales in August increased 4% year over year, resulting in an increased year-to-date sales growth of 4%. This growth was largely driven by gains in apartments and semi detached units. August saw a 2% increase in new listings, which led to slightly higher inventory levels year over year. With 532 units in inventory and 178 sales, the supply for July increased to 5.1 months compared wot 4.5 months in June.

Year -to-date average prices are flat compared to the previous year. Prices have increased for detached properties year to date. However, prices have decreased for semi-detached homes.

Fort McMurray Monthly Statistics June 2024

Sales in June increased 17 percent year over year, resulting in a year-to-date sales growth of 12 percent. This growth was largely driven by gains in detached and row-style units. June saw a 1 percent decline in new listings, which led to lower inventory levels year over year. With 516 units in inventory and 124 sales, the supply for June decreased to 4.2 months, compared to 4.4 months in May.

Despite minor monthly variations, year-to-date average prices are up 2 percent compared to the previous year. Prices have increased 1 percent for detached properties and 11 percent for apartments year to date. However, prices have decreased for semi-detached and row-style homes.

  • Homes Look Their Best in Summer: The vibrant summer months make properties appear more appealing. Lush green lawns, blooming gardens, and sunny skies create a positive first impression, making it the ideal time to showcase your home’s exterior and landscaping.
